The Site  

  • The site is located at 150 The Broadway, on the corner of Stanley Road in Wimbledon Town Centre. It sits within a highly accessible and well-connected part of the town centre, close to Wimbledon rail and Underground stations and a wide range of bus services.

  • Yes, the site is currently owned and occupied by the Communications Workers Union, who are looking for new premises. The existing office building is under-used and no longer suited to modern working patterns, which is why we see an opportunity to reinvest in the site and bring it back into fuller use.

The Proposals

  • We are proposing to create a new residential-led building with co-working space at ground floor level.

    The plans include:

    • Around 300 professionally managed co-living homes, including 10% designed to be wheelchair accessible.

    • Ground-floor commercial space, keeping employment on the site.

    • Shared spaces for residents, such as kitchens, lounges, work areas, a gym and outdoor terraces.

    • Improvements to the corner of The Broadway and Stanley Road, including new planting and a more welcoming street presence.

    The existing office building would be replaced with a new, well-designed building that makes better use of this popular town centre location.

  • Residents would have their own private, fully furnished studio with an en-suite and kitchenette, giving them independence and privacy.

    In addition, they would have access to shared spaces, a gym and outdoor terraces, creating opportunities to socialise, relax or work from home in comfortable surroundings.

    The building would be professionally maintained, with on-site staff and a single management team, helping to ensure a safe and well-maintained place to live.

    All bills would be included in the rent, offering a simple and flexible rental option in the heart of Wimbledon.

  • Co-living is a modern form of renting designed for single working adults.

    Each resident has their own private studio. In addition, the building provides a range of shared spaces that residents can use as part of their everyday life.

    It is professionally managed under a single operator, with on-site staff, offering a simple and flexible rental option.

  • Co-living is purpose-built to high standards, with professional on-site management, long-term tenancies and shared amenities run by a single operator.

    It is designed for working adults, not students, and is not linked to any university. Unlike smaller HMOs, it is built to a consistent standard and maintained as one community, offering a more secure and organised rental environment.

  • It will bring an under-used town centre building back into fuller use, introducing around 300 new residents into the heart of Wimbledon. This would help support local shops, cafés and services by increasing footfall and activity throughout the day and evening.

    The ground floor will retain employment space through new co-working facilities, supporting flexible working and local businesses.

    The development will also improve this corner of The Broadway, with new planting and a more welcoming street environment.

  • Typically, residents in co-living developments are single working adults, and may include nurses, teachers, hospitality workers, creatives and early to mid-career professionals.

  • No. The development is designed specifically for working adults without dependants.

Transport and Parking

  • No general parking is proposed. Blue Badge spaces will be provided for those who need them, along with cycle storage for residents.

    The site is less than half a mile from Wimbledon Station and close to bus routes and local amenities, making it well suited to walking, cycling and public transport.

  • All servicing and deliveries will take place within the site, using the existing access from Stanley Road.

  • Residents will have access to:

    • National Rail, District line, Thameslink and Tramlink at Wimbledon station (around nine minutes’ walk)

    • A major local bus hub

    • Walking and cycling routes

    • Nearby car clubs and EV charging points

Design, Scale and Character

  • Up to nine storeys (29.5m), reflecting the varied heights along The Broadway and across Wimbledon town centre.

  • The building will have a contemporary design that reflects the character of Wimbledon Town Centre. The materials will include red and buff brick, with bronze and red metal detailing, giving the building a modern feel while drawing on colours and tones found locally.

  • Yes. The proposals include improvements to the corner of The Broadway and Stanley Road, creating a more welcoming and attractive street environment.

    This will include new planting, landscaping and enhancements to the pavement around the site. The aim is to make this prominent corner feel greener, safer and more pleasant for people walking through the town centre.

  • We know natural light is important, especially for neighbours on Stanley Road and South Park Road.

    An independent daylight and sunlight study shows the proposals would have very limited impact on neighbouring buildings. A detailed report will accompany the application.

  • An independent wind study was carried out to understand how the new building could affect conditions around the site.

    The assessment shows that wind levels are currently safe and comfortable for pedestrians, and this would remain the case once the new building is complete.

Sustainability and Environment

  • The building is designed to reduce its environmental impact from the outset. These are some of the ways we aim to reduce its environmental impact and create a greener addition to Wimbledon:

    • No general car parking, encouraging walking, cycling and public transport use

    • Secure cycle storage to support everyday bike travel

    • Green roofs and new planting to add greenery and support wildlife

    • Measures to increase biodiversity

    • Energy-efficient design with strong insulation and low-carbon heating

    • Careful assessment of the building’s carbon impact (Whole Life Carbon Assessment)

    • Systems to manage rainwater responsibly (Sustainable drainage or SuDS)

    • Circular economy principles and waste reduction

    • Water-saving fittings to reduce consumption

    • Commercial space design to meet high environmental standards (targeting an ‘excellent’ BREEAM rating)

Local Impact and Benefits

  • The development is located close to existing transport, shops and services. Because of its central location, it will make use of infrastructure that is already in place.

    In addition, the project will make financial contributions towards affordable housing and local services, helping to support the wider community as Wimbledon continues to grow.

  • A Construction Management Plan will control working hours, access routes, noise and dust. The aim will be to minimise disruption to neighbours and keep surrounding streets operating safely.

    Residents and local businesses will be kept informed throughout the build, and there will be a clear point of contact for any questions or concerns during construction.

  • Yes. The project team will work with local organisations and charities to deliver social value, such as skills and training initiatives, community projects and targeted local support during construction and operation.

    Our aim is not just to build a new development, but to make a positive and lasting contribution to the Wimbledon community.

Engagement and Planning Process

  • Yes. We commenced engagement with the council in 2024 and have held a number of pre-application meetings. We will maintain open dialogue with the council throughout the entire pre-application process.

  • Details are on the “Have your Say” page. All feedback will be recorded and summarised in the Statement of Community Engagement.

  • Submission is expected in Summer of 2026, following engagement with councillors, stakeholders, and the public.

  • Yes. Feedback from local residents and groups will be reviewed by the project team and, where possible, used to shape the final proposals prior to submission.
