Post-consultation update

Public consultation closed on Friday 27th of March, after extending for a week.

Watkin Jones has reviewed all feedback received during this period and has updated the design with what you now see on this website. We are now taking feedback during a second round of consultation, to give the public more opportunity to engage with the project team on the updated proposals. Following this, we will be submitting a planning application to the London Borough of Merton later in the summer.

This website will be updated with more information as the application progresses.

You Said, We Listened

Thank you to everyone who took part in our consultation earlier this year.

We received feedback from local residents, businesses and community groups. Alongside discussions held with the Council and their advisors, the comments received have helped inform the ongoing refinement of the proposals.

You said: The building should feel less bulky and better reflect Wimbledon’s character.

We listened: The frontage has been broken up into a series of smaller sections, with additional detailing and subtle setbacks helping to reduce the building’s visual impact. We also refined the materials to create a simpler, more cohesive appearance that responds to the character of the surrounding area.

You said: Privacy for neighbours, including noise and overlooking from the roof terrace into Stanley Road properties, must be carefully considered.

We listened: The building has been designed to maintain good separation distances from neighbouring homes. No habitable room windows are proposed on the north facing elevations of the projecting wings, helping to minimise overlooking. The western side of the roof terrace will be reserved for maintenance access only, while landscaping and screening have been incorporated to help protect neighbours’ privacy. Access to the roof terrace will also be managed and restricted during certain hours to help minimise disturbance.

You said: The corner of the site should feel more open and attractive.

We listened: We have created a more welcoming space at the corner of The Broadway and Stanley Road, with wider pavements, new planting, seating, active front ages and improved public spaces to make it easier and more enjoyable for people to walk through and spend time in the area.

You Said: The development should work well alongside neighbouring homes.

We listened: The building has been carefully positioned and set back from neighbouring properties. Its design has been informed by recognised daylight and sunlight standards, ensuring it meets the 45 degree rule and BRE daylight requirements, to help maintain good levels of natural light to neighbouring homes, while ensuring the development sits comfort ably alongside its surroundings.

You Said: Sustainability should be embedded throughout the development.

We listened: The building is being designed to reduce energy use and carbon emissions through a fabric-first approach, fossil-fuel-free systems, air source heat pumps, solar panels and responsible material choices. The scheme is also targeting high environment al standards, including BREEAM “Excellent” and EPC B. Watkin Jones have actively been actively engaging with the Merton Climate Change Team ensuring that the highest standards of sustainability is achieved.

You Said: The development should support a greener, healthier environment for residents and neighbours.

We listened: The proposals promote car-free living, include new planting, green roofs, sustainable drainage and measures to enhance biodiversity. Specialist assessments on air quality, noise, wind and overheating have also informed the design to help create a comfortable, resilient and future-ready place to live.

You said: Wimbledon needs the right kind of housing, and people want to understand who this development is for.

We listened: The proposals respond to a growing need for smaller , well-managed rental homes in Merton. A needs assessment has identified growing demand in Merton for smaller, professionally managed rental homes, driven by rising housing costs and a lack of suitable options for single renters. With limited new housing being built and many people relying on poor-quality HMOs, co-living can provide a more affordable and higher-quality housing option to help meet this need.
